Here at Chester Inventories we provide a simple to follow, but highly detailed Inventory reports, compiled by friendly and well trained inventory clerks that leave no stone unturned and ensure that every area of the property is inspected and reported on. This includes looking inside cupboards, below rugs and underneath mattresses. Testing appliances for power, smoke alarms, open and closing windows - we test it all! A full set of photos accompanies each room we inspect providing further evidence of the condition and the contents in each room. Our team is here to help.

Our Inventory report is a jargon free, straightforward and easy to understand list explaining and detailing the contents, fixtures, fittings and cleanliness of a property due to be rented out. Backed by professional images and once agreed and signed by the tenant and landlord, the inventory becomes a legal document and can be used in the case of tenancy deposit disputes.

Check-In Report

Ensuring all parties sign and agree will prevent any disputes.
At the time that the tenant moves in, we will take a note of the quantity of keys to be signed out, meter reads and walk the tenant through the inventory report, noting and revising any discrepancies in either content or condition of the items listed, prior to being requested to sign a copy of the inventory along with the landlord or agent. This gives all parties 'peace of mind' with regards to the legal condition and contents of the property.

Check-Out Report

Ensure this is carried out as soon as the tenant vacates.

The Check-Out process is the most important aspect of any tenancy term. At the end of the tenancy our clerk will re-inspect the property comparing the present condition with the original inventory and check-in reports. During this re-inspection, areas identified as damaged along with areas of fair wear and tear will be recorded along with the state of cleanliness left at the property and any missing items. The complete Inventory Check-Out report will emphasise changes that happened throughout the tenancy, meter reads and keys returned will also be included. For any damages that are noted through this procedure, this report creates the foundation for discussion between the tenant and landlord in regards to compensation that may arise from damage or cleanliness.

Mid-Term Report

Guarantees to avoid any possible nasty surprises arising.
We provide interim reports for letting agents by arrangement, either on a short term basis for holiday or sickness cover, or on a longer term basis.
A property inspection or mid-term report is of excellent value to the landlord or agent, allowing you to keep track of the property ensuring you are pro-active rather than re-active when it comes to any issues. When requested we will stop by the rented property every 6 months and conduct an overview of the property, noting down any repair or maintenance issues the tenant may have.
